Mahogany is the neighbourhood I show families who want their kids to grow up on a lake without leaving Calgary. It is the city’s largest lake community, built from the ground up in the deep southeast, and the planning behind it is genuinely impressive: 63 acres of freshwater, two private beaches, and a village main street, all inside the community. After 20-plus years in this market, I can say Mahogany changed what Calgary buyers expect from a suburban neighbourhood.
Lake Living, All Four Seasons
The lake is the centre of everything. In summer, residents swim at two sandy beaches, paddleboard, kayak, canoe, and fish from the piers, all reserved for Mahogany households and their guests. In winter, the same lake becomes groomed skating trails and pond-hockey rinks, with fire pits at the beach for cold evenings. For families, this is the difference between driving to recreation and having it at the end of the street.
The Mahogany Beach Club is the community’s hub: a 22,000-square-foot facility with fitness space, splash park, tennis courts, event rooms, and year-round programming. Beyond it, the community carries over 265 acres of green space, 74 acres of naturalized wetlands, and about 22 kilometres of paved pathways, so the daily dog walk never has to repeat itself.
Westman Village and Daily Errands
Westman Village, on the lake’s edge, covers most of the daily list without leaving the community: Analog Coffee for the morning run, Diner Deluxe for weekend breakfast, Chairman’s Steakhouse and Alvin’s Jazz Club for evenings out, plus medical and wellness services and smaller shops. Bigger grocery and retail runs head a few minutes west to the Seton shopping district, which has grown into one of the largest retail nodes in the south.
Seton also brings two major facilities to Mahogany’s doorstep: the Brookfield Residential YMCA at Seton, one of the largest YMCAs in the world with a 50-metre pool, water park, and a public library branch, and the South Health Campus hospital. For healthcare workers, the commute is a few minutes.
Schools in Mahogany
The community was planned around young families, and the school options reflect that:
- Mahogany School: the public elementary (Kindergarten to Grade 4) inside the community.
- Divine Mercy School: the Catholic elementary option (Kindergarten to Grade 6).
- Lakeshore School: the modern public middle school (Grades 5 to 9) serving the area.
- Joane Cardinal-Schubert High School: the designated public high school, minutes away in Seton.
School designations in fast-growing communities like this one change as the area builds out. Before any offer, I confirm the current CBE or Catholic designation for the specific address.
Getting Around
Mahogany sits at the southeast edge of the city, with direct access to Stoney Trail for ring-road trips and Deerfoot Trail for the downtown commute, roughly 25 to 35 minutes in normal traffic. This is the honest trade-off: you get the lake and the newer homes, and you accept a longer drive to the core. For many of my clients here, especially those working in the south industrial areas, at South Health Campus, or from home, the trade is worth it. Transit is available but limited; plan on driving.
Housing and Market Character
The housing stock is almost entirely 2010s-and-newer construction. The range is wide: condos and townhomes in and around Westman Village, laned and front-garage family homes through the community’s phases, larger estate homes backing onto wetlands and parks, and at the top, the gated Mahogany Island, where custom estate homes come with private docks on the lake. Lake-adjacent and island properties are the neighbourhood’s trophy homes and they trade like it.
Because the community is newer, buyers get modern floor plans, energy efficiency, and builder warranties on the recent phases. Prices run from attainable condo entry points to estate territory, which is why Mahogany draws both first-time buyers and luxury move-ups. If the budget does not reach the lake, I usually show Auburn Bay or Seton next door, which share the southeast amenity base at different price points.
Who Mahogany Suits
Young families who want recreation built into the community, first-time buyers who want new construction with real amenities, and move-up buyers chasing the lake lifestyle, including the island estates. It also suits anyone working at South Health Campus or in the southeast who wants a short commute. Buyers who need to be downtown daily, or who want mature trees and character architecture, will be happier in the inner city.
