Altadore Neighbourhood Guide

Altadore is where my clients land when they want the inner-city lifestyle with an actual backyard. It sits just west of Marda Loop, the retail strip locals treat as the neighbourhood’s main street, and about 10 minutes from downtown. Over the past 15 years it has transformed from a modest post-war community into one of the busiest infill markets in Calgary, and the buyers who got in early did very well.

What Daily Life in Altadore Feels Like

Life here orbits Marda Loop. The strip along 33rd and 34th Avenue SW holds the neighbourhood’s groceries, coffee shops, restaurants, a popular weekend farmers’ market, and the kind of independent businesses that make errands feel local. My Marda Loop clients rarely leave the area during the week, and that is the point.

The neighbourhood itself is leafy and quiet once you step off the avenue. River Park and Sandy Beach, two of the best green spaces in the city, sit at the community’s northeast corner along the Elbow River, connected by the river pathway. The off-leash area at River Park is famous among Calgary dog owners, and the escarpment views from the top of the park look straight at downtown. South of the community, the Glenmore Reservoir pathway loop is a weekend institution for runners and cyclists.

Schools in Altadore

Families have solid options on both boards. Altadore School is the public elementary in the heart of the neighbourhood, and Dr. Oakley School serves the area’s gifted program. Older students feed into Mount Royal School for junior high and Central Memorial High School in nearby North Glenmore, with its well-known performing and visual arts program. Catholic families look to St. James School nearby. As with every Calgary address, I confirm the current designation before my buyers write an offer, because boundaries move as the city grows.

Getting Around

Downtown is roughly a 10 to 15 minute drive via 14th Street or Crowchild Trail, and express buses along Crowchild make transit realistic for commuters. The river pathway gives cyclists a direct, scenic route to the core in about 20 minutes. For weekend escapes, Glenmore Trail puts the mountains within easy reach. This is one of those rare neighbourhoods where a one-car household genuinely works.

Housing and Market Character

The original stock was 1950s bungalows on 50-foot lots, and that is exactly why developers loved it: wide lots, inner-city location, mature trees. Today Altadore is one of Calgary’s premier infill districts. Street after street mixes remaining character bungalows with modern detached infills and semi-detached pairs, plus a growing number of row townhome projects near the avenue. Buyers get new construction and modern floor plans without leaving the inner city.

Prices reflect the demand. Detached infills here trade well above the city average, semi-detached homes offer the more common entry point, and the original bungalows that remain are usually priced as lot value. What you are paying for is the combination: walkable retail, river access, short commute, and new housing stock, a package very few Calgary neighbourhoods deliver. Buyers priced out of Altadore typically look next to Garrison Woods, Killarney, or North Glenmore.

Who Altadore Suits

Young families who want walkability and schools without a suburban commute, professionals who want the inner city with a garage and a yard, and buyers moving up from condos in the Beltline or Mission who want to stay close to the same restaurants and parks. It also draws buyers relocating from Toronto and Vancouver who recognize the infill neighbourhood pattern and trust it.
