Aspen Woods is the answer I give when a relocating executive or a move-up family asks me for newer luxury homes on Calgary’s west side with top private schools close by. It sits at the western edge of the city, where the streets start climbing toward the foothills, and on a clear day the mountain views from the upper streets remind you why people pay a premium to be here.
What Daily Life in Aspen Woods Feels Like
The neighbourhood is built around Aspen Landing, a well-planned retail village with a pond at its centre. This is where residents run their errands: Blush Lane Organic Market for groceries, Ladybug Bakery for weekend brunch, Mercato West for Italian, plus banks, dental and medical offices, and a solid lineup of restaurants. It is not a walking-district kind of place like Mission; Aspen Woods is a car-and-driveway neighbourhood, and that suits the people who choose it.
The streets themselves are quiet and curved, with architectural controls that have kept the housing quality high. You will not find starter homes here. The whole community was developed in the 2000s, so the homes are modern, the garages are attached, and the lots are landscaped.
Schools: The Real Draw
For many of my clients, the schools are the whole point. Aspen Woods and its immediate neighbours hold an unusual concentration of Calgary’s best-regarded private schools:
- Webber Academy: consistently ranked among the top independent schools in Canada, Kindergarten to Grade 12.
- Rundle College: the west campus sits minutes away, offering Kindergarten to Grade 12.
- Calgary Academy and Clear Water Academy: long-established private and Catholic independent options nearby.
On the public side, the area feeds into strong CBE schools including Griffith Woods School (Kindergarten to Grade 9) in neighbouring Discovery Ridge, and Ernest Manning High School in West Springs. Catholic students are served by respected Calgary Catholic schools in the west end. I confirm the exact designation for every address before an offer, because boundaries in this part of the city have shifted as new communities fill in.
Recreation and Outdoors
WinSport at Canada Olympic Park is minutes away, which means weekday-night skiing in winter and mountain biking in summer without leaving the city. The Westside Recreation Centre covers the pool, ice, and fitness needs. For quieter outings, Griffith Woods Park runs along the Elbow River at the neighbourhood’s southern edge, with natural pathways through white spruce forest. And when the weekend calls for the mountains, Aspen Woods is the closest established luxury neighbourhood to the city limits on the west side; Highway 1 and Highway 22X get you to Kananaskis or Banff with no cross-town drive.
Getting Around
Most errands stay inside Aspen Landing. For commutes, Bow Trail and 17 Avenue SW carry you downtown in roughly 20 to 25 minutes in normal traffic, and Stoney Trail gives you a fast ring-road connection to the airport or the south end. Transit exists but is thin out here; this is a two-car neighbourhood, and buyers should plan for that.
Housing and Market Character
Expect estate-style detached homes, most built between the early 2000s and mid-2010s: three-car garages, walkout basements on the sloped lots, and square footage that runs large by Calgary standards. Aspen Estates, the neighbourhood’s premier pocket, holds the biggest custom builds, some on ravine or view lots. There is also a smaller supply of luxury villas and townhomes that attract downsizers who want to stay in the area.
Price-wise, Aspen Woods sits in Calgary’s upper tier. The typical sale here is a large detached home at a price point well above the city average, and the top of the market competes with the best streets in the city. What your money buys, compared to inner-city luxury areas like Elbow Park, is newer construction, more square footage, bigger garages, and mountain views. What you trade away is walkability and a shorter commute. Buyers who want this housing stock at lower prices usually look next door to Springbank Hill or West Springs.
Who Aspen Woods Suits
Families prioritizing private school access, executives relocating who want a turn-key modern home, and buyers moving up from starter neighbourhoods who want space and finish without a heritage-home maintenance list. It is also a strong fit for anyone whose weekends point west, toward the mountains.
